How selling works

Six steps to a sold sign

You’ll always know where things stand and what comes next. Here’s the path most sales follow.

  1. Walkthrough & pricing

We walk your home with you, then review recent sales nearby to recommend a price you can feel good about.

  2. Prep & staging tips

Simple, practical ideas to help your home show well, and honest advice on which fixes are worth doing.

  3. Photos & listing

Great photos of your home, a listing that does it justice, and then it goes on the MLS. [CONFIRM: photo/video services offered]

  4. Showings

We schedule showings around your life, and pass along feedback from buyers and their agents.

  5. Offers & negotiation

We walk through each offer with you, including price, terms and contingencies, and negotiate on your behalf.

  6. Closing

We coordinate with the buyer’s agent, lender and title company so closing day goes smoothly.

Getting the word out

How we market your home

Good marketing puts your home in front of the right buyers quickly. Here’s where it shows up.

  • MLS exposure

Your home goes on the local MLS, where area agents and their buyers look first, and from there out to the major home search sites.

  • Professional photos

Bright, clear photos make buyers want to see a home in person. [CONFIRM: confirm photo/video services offered]

  • Social media & Nextdoor

We share new listings with neighbors and followers on our Nextdoor page and social media. [CONFIRM: company social media accounts]

  • Our local network

Decades in the Dayton area means we know a lot of people, including agents with buyers who may be looking for a home like yours.

Good questions

Questions sellers ask us

How long does it take to sell a home in the Dayton area?

Time on market varies by property, price, and current conditions. Your agent can review comparable listings in your area to give you a more specific estimate for your home.

What is my home worth?

Ask us for a comparative market analysis. Your agent will review recent sales and active listings comparable to your home to help you arrive at a listing price.

How is my listing marketed?

Listings are entered on the MLS and syndicated to major real estate search sites, along with photography and, where appropriate, print and social media promotion.

What fees are involved in selling?

Seller costs typically include agent compensation (negotiable and set out in your listing agreement), title and closing fees, and any agreed-upon repairs or credits. Your agent will review the full breakdown with you before you sign.

Do I need to make repairs before listing?

Not necessarily. Your agent can walk your home with you and recommend which repairs or updates, if any, are likely to affect its marketability.
